And the biggest question is how do you make sure not find a dud contractor who will do sub-par work, or even worse, scam you and not finish the job?

Always Start With An Interview

When you first have the contractor come out to your home, the purpose is not to let him do all of the talking, the purpose is for you to interview the contractor. Really, you shouldn’t even worry about price at all at this point. This is someone who you are about to spend $5,000 – $100,000+ with, they can handle coming back an extra time just to talk pricing.

Ask For Their License, Insurance and A List Of References

Remember this is the interview process, you need to make sure that the person is trustworthy and capable of doing your job. Make sure license and insurance are current and make sure references are recent and plentiful.

Ask If They Do The Work Themselves, Use Employees or Sub-Contractors

Any of the three answers are acceptable, but some are better suited for different jobs. An owner / operator may be the best for a smaller project like a bathroom remodel, where a contractor who uses sub-contractors may be better for a larger project. If subs are used make sure to get each company name that will be on your project.

Lay Out Clear Expectations In Writing

Expectations need to be clear and they need to be in writing. This is something you can have prepared before hand, or work on together. A contractor needs to know 100% clear expectations to make an accurate bid. Make sure these expectations end up in the final contract as well.
